Evidence for a property tax protest

If we’re handling your residential protest, two kinds of evidence can help us assess the district’s value: comparable properties and records of your property’s condition.

Comparable properties

We start with properties that share your neighborhood code and property class. We review that group, test stronger comparisons, and remove weaker matches or outliers before deciding which properties best support your case.

If you’ve found another property, explain how it fits those codes and why it is a closer comparison than the district’s choices. A lower number on its own does not explain the difference.

Repair quotes at intake

The appraisal district values your home as of January 1 of the tax year you’re protesting. If your home still needed repairs on that date, send us the written repair quote at intake.

  • Use a quote from the previous calendar year. For a 2026 protest, that means a quote dated in 2025.
  • If your quote is newer, include dated proof. Show us the same problem was already present on January 1. For example, send a March 2026 roof repair quote with a December 2025 inspection report or dated photo documenting the leak.

When you send photos, include a wide view to show where the problem is and a close-up to show the damage. Ordinary wear and cosmetic updates usually carry less weight.
